Contacts & Sellers
The Contacts module tracks everyone involved in your deals: sellers, buyers, agents, and anyone else.
Contact types
| Type | Who it represents |

| Buyer | An investor or end buyer you’re assigning deals to |
| Agent | Listing or buyer’s agent on a deal |
| Other | Attorneys, title agents, lenders, etc. |
Sellers vs. Contacts
Realastat tracks sellers in two ways:

Seller fields on a deal: when you analyze a deal, the AI may extract the seller’s name, phone, and email from the document. These appear directly on the deal.

Contacts table: a separate, cross-deal contact record. You can link a contact to a deal, track multiple deals with the same seller, and store detailed buyer preferences.
Seller follow-up tracking
For each seller, you can log:
- Last contact date: when you last reached out
- Follow-up date: a reminder for your next touchpoint
- Motivation score: how motivated the seller appears (1–5)
- Lead source: how you found them (direct mail, cold call, referral, driving for dollars, etc.)
The Claude MCP integration can read and update these fields: “Set a follow-up on the seller at 456 Oak Ave for next Monday.”
Buyer preferences
For buyer contacts, you can store their acquisition criteria:
- Min/max price
- Min spread (for wholesalers assigning deals)
This helps you quickly match new deals to your buyers list.
How contacts connect to deals
- Contacts are linked to deals by the deal picker in the contact form
- Agents are auto-created from deal extraction (if the AI finds an agent name in the document)
- In an org workspace, all contacts are shared across the team
