Analyze a Deal
The AI deal analysis engine is the core of Realastat. Upload any real estate document: a listing screenshot, broker OM, MLS sheet, or email. It extracts all the relevant numbers and runs full underwriting instantly.
What it can read
- Screenshots: Zillow, Realtor.com, LoopNet, CoStar, MLS, email screenshots, text message screenshots
- PDFs: offering memorandums, broker flyers, deal packages, rent rolls
- Multiple files at once: upload up to 8 images (e.g., several pages of a deal package) and they’re analyzed together
The AI extracts: purchase price, address, unit count, rent per unit, property taxes, insurance, HOA, utilities, and any other expense line items it can find in the document.
How underwriting works
After extraction, Realastat runs your numbers through a full rental property model using your Buy Box settings as defaults. Every deal is analyzed for:

| DSCR | Debt Service Coverage Ratio: NOI divided by annual debt service. Lenders typically require 1.25 or higher |
| Cap Rate | NOI divided by purchase price, independent of financing |
| GRM | Gross Rent Multiplier: price divided by annual gross rents |
| Break-even Rent | The monthly rent needed to cover all expenses exactly |
Editing inputs
Every extracted input is editable. After the analysis runs:
- Click any number in the deal view to change it
- Adjust purchase price, rent, down payment, interest rate, expenses
- The analysis recalculates immediately
This is useful when the AI extracted a number incorrectly, or when you want to run a scenario with a different purchase price.
Re-analyzing
If you negotiate a better price or get updated rent rolls, you can re-analyze any saved deal. Your Pro plan includes 500 re-analyses per month in addition to 250 new analyses.
Re-analyses count against a separate monthly quota from new deal analyses.

Deal expert modes
When submitting a deal, you can specify the deal type:
- Rental: standard buy-and-hold with cash flow analysis
- BRRRR: accounts for rehab phase, refinance, and stabilized cash flow
- Fix & Flip: holding costs, rehab, and profit margin
- Wholesale: MAO (Maximum Allowable Offer) calculation
The AI adjusts its extraction and underwriting model based on the deal type you select.
