Sign up
Go to realastat.ai/signup and create a free account with your email. No credit card required.
Free plan includes:
- 3 AI deal analyses (lifetime)
- Up to 5 saved deals
- All calculators
When you’re ready to analyze more deals, upgrade to Pro from your Profile page.
Analyze your first deal
Go to Analyze Deal
Click Analyze Deal in the left sidebar.
Upload or paste your deal
You can upload:
- A screenshot of a listing (MLS, Zillow, LoopNet, email, etc.)
- A PDF (OM, broker flyer, deal package; up to 30 MB)
- Multiple images at once (up to 8 files)
Let the AI extract the numbers
Realastat reads purchase price, rent roll, expenses, unit count, market, and any other deal details it can find. It then runs full underwriting automatically using your buy box settings.
Review and save
The AI shows a full breakdown: cash flow, cash-on-cash return, DSCR, cap rate, and more. The deal is automatically saved to your dashboard. You can edit any inputs and re-analyze at any time.
Set up your buy box
Your Buy Box tells Realastat what a good deal looks like to you. Set it once and every deal you analyze gets scored against your criteria automatically.
Go to Settings → Buy Box to configure:
- Minimum cash flow, cash-on-cash, and DSCR
- Interest rate and down payment assumptions
- Target locations and property types
Invite your team (Team plan)
If you’re on the Team plan, you can create an organization and invite teammates. Everyone shares the same deal pipeline, contacts, and documents.

Connect Claude
Power users can query their deal data directly in Claude using the MCP integration. Ask things like “Which of my deals in Atlanta have a DSCR above 1.25?” or “Set the stage on 123 Main St to Under Contract.”
