Rental Calculator

A complete buy-and-hold underwriting model. Enter:

• Purchase price, down payment, loan terms
• Gross rents, vacancy rate
• Expenses: taxes, insurance, management, maintenance, CapEx, utilities, misc
• Optional rehab

Outputs: monthly cash flow, annual CoC, DSCR, cap rate, GRM, break-even rent.

BRRRR Calculator

BRRRR (Buy, Rehab, Rent, Refinance, Repeat) has two phases:

1. Acquisition phase: purchase + rehab + carrying costs
2. Stabilized phase: after the refinance, what the ongoing cash flow looks like

The calculator shows how much cash you pull out in the refinance, your remaining equity, and the return on your leftover capital.

Fix & Flip Calculator

Models a short-term renovation and resale. Inputs:

• Purchase price, ARV (After Repair Value)
• Rehab cost and timeline
• Holding costs (loan interest, taxes, insurance)
• Selling costs (commissions, closing costs)

Outputs: gross profit, net profit, ROI, and annualized return.

Wholesale / MAO Calculator

Calculates the Maximum Allowable Offer for a deal you plan to wholesale or assign:

MAO = ARV × (1 - desired discount) - estimated rehab - your assignment fee

Enter the ARV, end-buyer’s desired margin, rehab estimate, and your target fee. The calculator tells you what to offer.
