General

What is Realastat?

Realastat is an AI-powered deal analysis platform for real estate investors. Upload a property document (an offering memorandum, rent roll, financial statement, or deal terms) and the AI extracts key metrics, runs the numbers, and tells you whether the deal fits your investment criteria.

What types of deals can Realastat analyze?

Single-family rentals, multi-family (apartments), commercial properties, and wholesale/fix-and-flip deals. The AI adapts its analysis based on the property type it detects in the document.

What file types can I upload?

PDF, Word (.docx), Excel (.xlsx), and images (JPG, PNG). Most offering memos and rent rolls come as PDFs or Excel files and work well.

How accurate is the AI analysis?

The AI extracts numbers directly from your documents; it doesn’t estimate or make up figures. If a document says the NOI is $85,000, that’s what gets pulled. Where the document is ambiguous or missing information, the AI will note it rather than guess.

Account & Plans

Can I try Realastat before paying?

Yes. The Free plan includes 3 analyses per month with no time limit. No credit card required to sign up.

What happens when I hit my analysis limit?

You’ll see a message when you try to run an analysis and have no remaining quota for the month. You can upgrade to Pro or Team, or wait for the quota to reset on the first of the next month.

Does my quota reset every month?

Yes. All plan quotas (Free, Pro, Team) reset on the first of every month.

Can I switch between monthly and annual billing?

Yes. You can switch from monthly to annual billing (and save 30%) at any time from Settings → Billing. The change takes effect at your next renewal.

Organizations & Teams

How do I create an org?

Go to Settings → Organization and click Create Organization. You’ll be prompted to name your org. After creating it, you can upgrade to a Team plan and invite members.

Can I be in multiple orgs?

Yes. You can be a member of multiple orgs. Use the workspace picker at the bottom of the sidebar to switch between them.

Does joining an org cancel my personal Pro plan?

No. Your personal Pro subscription and your org’s Team subscription are completely independent. Joining an org gives you access to the org workspace; your personal workspace and plan are untouched.

Who pays for an org member’s access?

The org owner pays for all seats via the Team plan. Members don’t pay anything separately for their org workspace access, though they may still have their own personal Pro plan for their personal workspace.

Can a member leave an org?

Yes. Any member (non-owner) can leave an org from Settings → Profile → Team Memberships. This removes their access to the org workspace and decrements the owner’s seat count.

Can an owner leave their own org?

Owners cannot leave; they must either transfer ownership (contact support) or delete the org entirely.

What happens to my data if I delete my org?

All org data (deals, documents, contacts, pipeline) is permanently deleted. This cannot be undone. Each member’s personal workspace data is not affected.

Claude / MCP Integration

What is the Claude integration?

Realastat has an MCP (Model Context Protocol) server that lets Claude Desktop connect directly to your deal data. You can ask Claude questions about your deals, have it update stages or contact notes, or use it to run reports in natural language.

Do I need to pay extra for the MCP integration?

No. The MCP integration is available on all plans, including Free.

Which Claude app does the MCP integration work with?

Claude Desktop (Mac and Windows). The Claude.ai web app does not support MCP connections from third-party servers.

Is my data secure when Claude accesses it?

Yes. The MCP connection uses OAuth 2.1; Claude authenticates as you, with the same permissions your account has. Claude cannot access anything your account can’t access. You can revoke the connection at any time from Settings → Developer in Claude Desktop.

Can my whole team use Claude with our org data?

Yes. Each team member connects Claude Desktop to their own Realastat account. When they authorize the connection while in the org workspace, Claude has access to the shared org data. See Using MCP with an Org for setup details.

Documents

Does Realastat support e-signatures?

Not currently. For signed LOIs and contracts, export your document to PDF and use a service like DocuSign or HelloSign.

Can I version documents?

Yes. Every save creates a new version. You can view and restore previous versions from the document detail page.

Are documents linked to deals?

Documents can be linked to a deal when you create them. You can also link an existing document to a deal later. In an org workspace, all documents are visible to all team members.

Privacy & Data

Who can see my deals?

In your personal workspace: only you. In an org workspace: all members of that org. Realastat staff do not access your deal data.

Can I export my data?

You can export individual deals and documents. A full data export is available by contacting support.

How do I delete my account?

Go to Settings → Profile and scroll to the danger zone, or contact support@realastat.com.
